Façade Silicone & Sealant Replacement in Dubai, Rope Access Specialists
In Dubai's climate, façade sealants fail faster than in temperate countries. UV radiation, thermal cycling (40°C+ daily), and desert dust abrasion degrade silicone joints within 10–15 years sometimes less on sun-facing elevations or coastal buildings.
Our IRATA-certified rope access team removes degraded sealant, cleans and primes the joint substrate, and applies high-performance UV-stable silicone rated for Gulf climate conditions without scaffolding, and without disrupting your building's occupants.
High-Performance Gulf-Rated Sealants
We use internationally certified neutral-cure and acetoxy-cure silicone sealants selected for UAE climate: UV resistance, flexibility across -20°C to 60°C range, adhesion to glass, aluminium, stone, and concrete substrates, and colourfast stability.
High-Performance Sealants
We use industry-approved weather-resistant and UV-stable silicone sealants designed specifically for façade applications in the Gulf climate.
Clean Removal & Reapplication
Old, deteriorated sealants are removed with precision. Surfaces are cleaned and primed before applying new sealants for maximum adhesion and lifespan.
Guaranteed Leak Protection
We don’t just reseal—we restore building envelope integrity. Every joint we seal helps protect your façade from future water penetration and damage.
Rope Access_ _
Why Rope Access is the Right Method for Sealant Replacement
For anyone needing safe, efficient high-altitude access for inspections or maintenance, we have the perfect rope access solution.
Joint-by-Joint Precision
Sealant replacement requires precise prep and application cleaning the substrate, applying primer, and tooling the sealant bead to the correct profile. Our rope access technicians descend slowly, treating each joint individually. This is not possible at scale from a scaffold platform.
No Masking Tape Runs
Because our technicians work at rope access level right next to the joint, there's no overspray and no drips to surrounding panels. Finish quality is consistently superior to brush/roller application from a scaffold

_ _ How It Works_ _
Sealant Condition Assessment
Sealant Condition Assessment
We inspect your building's joints visually from rope access photographing cracked, debonded, or deteriorated silicone and producing a defect map with quantities for accurate quoting
Quote & Scheduling
You receive a quote based on linear metres of sealant, number of floors, and substrate material. We schedule the work to minimise disruption to occupants.
Old Sealant Removal & Surface Prep
We mechanically remove all old sealant, clean the joint of contamination, apply masking tape, and prime both substrates a step many contractors skip, but critical for long-term adhesion.
New Sealant Application & Tooling
Fresh sealant is applied in a continuous bead and tooled to the correct profile and depth for movement accommodation. Masking is removed and the completed joint is inspected before moving to the next one.
Facade Sealant Replacement | Questions Answered
Facade Sealant Replacement Services in Dubai | What You Need to Know
Early sealant failure in Dubai high-rises is common and predictable. If your building was constructed more than 10 years ago and has never had a sealant replacement programme, it almost certainly has failed joints somewhere on its envelope.
The most common failure signs visible from inside occupied units:
- Dampness or water stains appearing near window frames or curtain wall edges - Draughts or air noise around window perimeters, indicating joint gaps - Condensation appearing between panes of double-glazed units
The most common failure signs visible from outside (or from rope access):- White or grey chalky residue along joint lines, sealant has oxidised and hardened - Cracking parallel to the joint, sealant has lost elasticity - Separation of sealant from the glass or frame debonding failure
The Cost of Delay
A failed sealant joint costs a fraction of the water damage it allows. Water ingress behind a failed facade joint can cause: ceiling and wall damage in occupied units (landlord liability), mould growth in wall cavities, corrosion of metal stud framing, and damage to MEP systems in ceiling voids. Annual sealant maintenance is a predictable cost. Emergency remediation after water damage is not.
